Summary of Application Process


Step 1: Complete your application(s)
Each adult occupant must submit:
  • Signed application (attached at bottom of this page)
  • $40 fee per person (PayPal or cash only)
  • Proof of ID: Government-issued ID, plus one of:
    • Recent utility bill showing your name and current address.
    • Recent credit card stmt, opened in your name over 1 year ago.
  • Two most recent paystubs, or previous year's W2 statement.
  • If retired, or self-employed, or receiving neither paycheck nor W2, please submit three most recent bank statements showing a stable balance of one year of rent, and summary pages of your two most recent Federal tax returns.
Your application(s) must be complete, legible, signed, and satisfy all criteria contained in the attached "AOA 100Q - Qualification Criteria for Renting.pdf", below.

I run my own background checks of your credit, eviction, employment and rental history, including:
  • TransUnion Credit Report with FICO and TenantRisk scores
  • Nationwide Criminal Search for: Terrorist, Criminal, Narcotics
  • National Eviction Report
  • County Courthouse Criminal Report
My credit check (standard FICO-2004) will result in a soft (not hard) inquiry on your credit report.

      Step 2: Deliver your application(s)
      After ensuring your application packet(s) are complete, legible, and signed, please email:

      To accelerate processing for each applicant, please email me the text (not handwritten) of:
      • Full legal name
      • Social Security Number
      • Birthdate (MM-DD-YYYY)
      • Vehicle driver's License, and State
      • Current and Prior Addresses, and associated Landlords' names and phone numbers
      Information is kept strictly confidential, and visible only to me (Matthew Reiser).
      There is a non-refundable $40 application fee per occupant.  I accept cash or PayPal:

      Step 3: Finalize agreement

      I require:

      1. Wire or Money Order or Cashier's Check, for [security deposit plus first month rent].
      2. Signatures from each adult occupant on the lease (see attached sample below).
